Thanks to all who replied. Very popular issue I guess, all of replies(13) all pointed to heater core being plugged. Was not able to back flush and get adequate temp( as suggested , was worth try ). Replaced core (tons-o-fun) and heat temp at 150ish now...WOOOO...
